Prices for GTA peaked at $1.3M in January 2022 then dropped to $1.1M in July 2022 and have been only slightly lower since then. (But check the graph!)
Cobourg prices peaked at $1.1M in January 2022 but have continually dropped since then - albeit with more volatility due to the smaller market - see graph. Some of the reason for lower November average prices is because of fewer sales of higher priced detached homes. Sales for Cobourg in November 2025 were 63% detached homes compared to 72% in October.
